Calligraphy and seals interpretation.

It is a Chinese poem*
, calligraphed in Japan.

少年易老學難成
一寸光陰不可輕
未覺池塘春草夢
階前梧葉己秋聲
In Shino-Japanese reading,

Shōnen oiyasuku gaku gatashi nari
Issun no kōin karunzubekarazu
Mada samezu chitō shunsō no yume
Kaizen no goyō sude ni akigoe

In my rough translation,

It is easy for youngs to grow old, but it is difficult for them to study
Even a little bit of light (time) must not be neglected
Before they awaken from their adolescent dreams on the grassy banks of pond in spring
The green leaaves of parasoltree in front of the stairs are blown away by the autumn wind

Colophon,
辛丑秋xx堂南窓正書
Year of Metal-Buffalo (..1901,1961) Autumn Written in regular script at the Southern window of x x Hall (I can't read two characters)
Signature,
菊陵 - Kikuryō 
Upper seal,
大谷籌 - Ōtani Chu (Kazoe)
Lower seal,
x大卿 ‐ ⅹdaikei

I cannot find any clue to the calligrapher so far.

* The above poem is attributed to Zhu Xi or Chu Hsi (1130-1200) also known as Master Zhu the founder of neo-Confucianism.
