Signature,
李霊伽作　-　Painted by Li Lingjia
於口貞居畔之池外居　-　At the 口 seclusion on the lake shore

The upper seal is too smudged to read.

Lower seal,
李　-　Li - Surname of artist

Leisure seal (Left lower corner),
留有餘地斎　-　Study where place is left for maneuver

Li Lingjia - unidentifiable painter.
The Lingjia art-name suggests that the artist may have been a secluded Buddhist layman.
