大川首尾の松 - Ǒkawa Shubi no Matsu - *Ǒkawa River, the Pine of *Shubi

*Ǒkawa; Old name of the Sumida River
*Shubi: Japanese expression for the beginning and end
The Shubi Pine(s) was a jetty for vessels going to and from Yoshiwara, the red-light district of Edo.
Literally, it was the beginning and end of the journey for the visitors of the above district.

The seal on Charlene's print reads;
堯 - Gyō which is nothing to do with the artist
while on the MFA link reads 松亭 Shōtei.
Furthermore, the left side of the print is cut off, or it is printed from a different block.

The print referenced by ManuD, from the MFA, is an original print designed by Takahashi Shotei. The original poster's print is a derivative knock-off of the original.

For comparison, have a look at:
- The artist's seal - On the MFA version it reads "Shotei". On the OP's version has a seal which was historically used on many knock-offs, reading "Gyo".
- The handwriting in the title is completely different between the 2 versions.
- The watery lines just below the hull of the boat are completely different between the 2 versions.
