Subject:Japanese Scroll Painting - Mt. Horai

Hello and hope everyone is safe during this pandemic!

I recently acquired this hanging scroll painting of Horaisan by B. Kawashima and I need help in reading the title of the work. The title in the inner box is a bit faded/abraded due to the friction when enclosing it inside the outer box. Hopefully it is still readable?

蓬莱祥晨 - Hōrai shōshin - Hōrai Auspicious Morning
Signature and seal are too small to read.

I would read:
蓬莱祥景
Seems to e a bit of stretch. But what else should it be?
May be you could send a better pic of the painting? Would like to see it.
