畫於昌江次　-　Painted as guest in *Changjiang　
*( A part of Jingdezhen)

福　-　Happiness
Beneath,
法之如上口　-　It is like the 口　law on top ？

Li Pinheng was a known porcelain painter in the early Republic of China era in Jingdezheng.
