Hello, a friend of mine came to me with this piece and since I sell on ebay asked if I could value this piece. I have no idea where to even start except to post pics for others who might be familiar and help. I'm attaching all pics I thought contained marks that could help identify. Reading of Inscriptions,
夏泉山荘　　　Summer Spring Montain Cottage
甲寅年仲夏上後　Year of Wood-Tiger (..1854,1914..) Late Midsummer
恆寛畫　　　PIcture of Heng Kuan "Pernament relaxation"
- Art-name of Artist
I could not find any clue to the above art-name neither in my dictionaries nor on the net.
Unfortunately, the seal underneath, probably with the name of painter is illegible. The other seals
(partly readable) are leisure or collectors` seals.

Inscription on the back side of mounting,
夏泉　Xia Quan (Summer Spring) are the beginning two characters of the title. It could be an occasional coincidence that Xia Quan （夏泉）1388-1470　is the name of a famous Ming Dynasty painter. It may not be a mere coincidence that not the full title is written on it. - Good eyecatcher.
The possibility of Xia Quan is is excluded.

this is a painting done within the past few decades masquerading as something done during the imperial era. I'd think $50 or so.
