Subject:Help to read seal on old calligraphy

Hello all.
I have the opportunity to buy a calligraphy whose photos I attach. One woman bought it 15 years ago on a trip to China in the library. She put it in the frame and hung up on the wall upside down. It is a problem to persuade her to open the picture and photograph the seal.
I would be grateful to read the visible seal. The rest is probably too long to translate into the forum.
I would also ask you: is this calligraphy, worth $ 300 which costs?

The calligrapher's name (from the seal) is Zhu Wen Lin 朱文林。The signature (the last three characters) reads 文林書 - written by Wen Lin.

The second seal appears to read Yan Shu 雁書, but I can't be 100% sure as the paper folds across the bottom of the seal.

My advice is, first do some heavy research into the calligrapher. If he is famous and his works much sought after, then try to negotiate a price less than two thirds of the asking price. The paper is is serious trouble, with tears, folds, holes and general distress. Having it mounted and repaired would cost many times the price being asked, and in my opinion the standard of the work is inferior. There is little subtlety in the writing.

I'd give it a big miss. Unless ... your research says otherwise.

This is by someone named Zhou Wenlin 朱文林. Not worth $300 in my view

The calligraphic text seemingly is a long citation from a late Ming - early Qing erotic novel, titled "Dancing Hua Ying" -as it written at the end of text.
Reading the end of text:
舞花吟  Dancing Hua Ling
文林   Wenlin Signature (Courtesy name)
1st Seal: 朱文林   Zhu Wenlin (Full name of artist)
2nd Seal; 雁畫   Picture of wild goose (art-name)

No dating

Under this name I could not find any calligrapher
neither on net nor in dictionaries. It can be
40-50 years old.

I.Nagy you have found all the information I could find about this calligraphy. I apologize for such a late reply but I was so sick that I could not move out of bed.
I. Nagy mikeoz Rat in my country when asked question on forum, most often I will find annoying comments. Here I met only with kindness and dedication to my questions.
