The calligrapher's name (from the seal) is Zhu Wen Lin 朱文林。The signature (the last three characters) reads 文林書 - written by Wen Lin.
The second seal appears to read Yan Shu 雁書, but I can't be 100% sure as the paper folds across the bottom of the seal.
My advice is, first do some heavy research into the calligrapher. If he is famous and his works much sought after, then try to negotiate a price less than two thirds of the asking price. The paper is is serious trouble, with tears, folds, holes and general distress. Having it mounted and repaired would cost many times the price being asked, and in my opinion the standard of the work is inferior. There is little subtlety in the writing.
I'd give it a big miss. Unless ... your research says otherwise.
